Our company was referred to this client by mutual friends. They had recently purchased this farmhouse and had been collaborating with C.L. Shade Architects. Despite sending their plans to multiple General Contractors, none were willing to tackle the project. However, it was a perfect project for us here CB Chandler Construction!
The existing house as we received it, was a combination of several additions over 70 or 80 years old. Some work was done well and some not so well. During the full gut of the existing house, we found many very interesting things!
After we removed several layers of floors - we uncovered a surprising and fun layer of 6” thick concrete floor. Along with a bonus layer of wire mat that was more like razor wire, very sharp and rusty. We used our contingency, got it out of the way, and moved on!
During the process of removing the floors we uncovered what is believed to be some veterinary pit or shower that was hidden under the floor. In these older homes, you never know what you’re going to find!
After the demo was complete, we started with the footings and floor framing - the picture above is the primary bedroom, bathroom, & closet. If you look closely, you can see where we boxed out the floor framing for the curb less shower.
We continued with the framing of the 2nd floor and breezeway infill. Our amazing framers did all this framing without the use of a crane!
After framing we started working towards our veneer inspection by installing the roof underlayment, vapor barrier on the vertical walls, and the installation of windows.
These fine young gentlemen can be seen working on the original breezeway. This area’s final design was to become the main entrance of the home. We built a dog wash station, a wet bar with a full-size refrigerator, and a very elegant brick-veneered floor. In this mudroom was also the new set of stairs we added as part of this project. The new stairs take you directly to the added, very large bonus room on the 2nd floor!

In this picture, you can see the custom range hood that we made in-house. At the time of this project, CB Chandler was also renovating the Gallery 5 project in downtown Richmond. We spoke to the owner of Gallery 5, and we were able to reuse some of the old wood from the historic firehouse to create this custom hood! Talk about custom!!
